Resolved Question: Mortgage Refinance with no equity in home?

I have some debt (credit cards & car loans) that I need to pay off. I own my own home, have a lot of equity in home. What is the smartest way to get out of debt and get some cash in my pocket for a rainy day. Should I 1) refinance my current mortgage, 2) get a home equity loan 3) what are the pros and cons of having an interest only mortgage.

I have 40,000 in Credit Card debt. I own my house outright. If I get a Home Equity Loan and move this credit from my cards to the HELOC will it improve my credit score or will it basically stay the same?

Our house is new construction and is our first home, so we don't have much additional money to install things like fencing and central air. Also, we got our home using alternative credit, but have been maying our mortgage payments religiously.

We borrowed some funds from a family member for the downpayment on our house and are currently repaying the loan. We want to pay the relative off so there is no debt to the relative and prevent any problems. We would also like for this to be a positive mark on our credit, which it isn't if we're paying a family member. Should we roll it into the cost when we refinance, or should we take out a home equity loan and then combine the loans, or is there a better suggestion?
