	my wife and i are both in the title deed for home. we want to get a heloc or loan but my credit score is bringing our score down. her score is a lot higher than mine - can she get the heloc or loan on her own?

	Here is the deal, i own a home in st.petersburg florida valued at around 200,000. I have owned the home for a little over 2 years now. The purchase price was 120,000. I pay the mortgage to the previous owner on a monthly basis of 689.00. It is a 30 year loan, at a fixed 6 % rate. In september, in order to keep up with my property and insurance taxes, i took out a home equity line of credit with bank of america. Right now, i have used about 6500.00 of the 25,000 limit(it is a 10 year HELOC). If you were in my position, what would you do?. Just keep paying on both these loans like i have been, or seek to refinance the entire amount, to pay off the previous owner, and the HELOC. Thank you for your time.
I did not need a bank, since the previous owner totally financed the 120,000 minus the 5,000 down payment.

	I live in Michigan and may have a job opportunity elsewhere.  The value of my house has fallen since I bought it and continues to  fall as houses in my area go into foreclosure on a weekly basis.  Assuming that I can't sell it for what I owe, what are my options?<br />

I have heard that perhaps you can sell it to the lender for the mortage value or maybe work out an agreement to sell it for less and maybe have the balance added to the mortage of the house you want to buy.<br />

Don't bother answering with equity loans...the house is worth LESS...no equity.  And don't bother talking about the effects of foreclosure on credit...I understand that, but I also declared bankruptcy about 5 years ago and within a year was getting non-secured credit cards at 9-10% interest, no annual fees.  My problem with abandoning the home is that it will make it difficult to buy one and I'd prefer not to move into an apartment.  And the other problem I have is I really don't want to hurt my neighbors.  Thanks!

	Just wondering if I can get 100% Financing for a Multifamily Investment Property in Western Massachusetts.  I have checked several banks and even though my credit rating is in the high 700s there doesn't seem to be anything other than 20% down.  I don't want to use up all the equity in my home.  Advice would be very much appreciated.<br />

	I have been battling this Guy Mr. Frank at a Attorneys office by St. Paul MN.   The firm is Messerli Kramer and Associates.    The car got repo'd in 2000, and the balance Mr. Frank wants is 17k.     Mr. Frank told me i have until Thursday to pay that amount or else he is going to fly out here to CA and take me to court.     Mr. Frank also told me if he has to do that i will have to pay 6k, more for court fees, travel to CA ect.  This ahole Mr. Frank said he will satisfy taking equity out of my home, that my mother gave to me after she passed 2 years ago.     I am freaked out right now.    I own my home without a mortgage should i see if i could get 17k in a equity loan.

	Here's some background:  I owe 59,500 on my house that is worth approx. 75,000.  I want to put in a new heating system this spring/summer that will cost $8,000, give or take.  Thinking about going the route of home equity loan or HELOC.  My credit score is 730 (as of a year ago) and my husbands is at least 750.  The questions I have are: Will I be able to get a HELOC or loan with the amount of equity I have?  Which is better?  What is an average interest rate with the credit scores listed above (doesn't have to be exact-I will shop around).  Basically, just give me as much info about these loans as possible.  Thanks! One more thing, would I be better off to refinance my mortgage?  I've only been paying on it for 3 years.
Of course I'll meet with people about this when I am ready to. YA is for fun and to find out what others out there think about these things.  Please, give me your opinions and help me to learn a little about this BEFORE I meet with mortgage people.

	can a lender require you to have insurance on the full value of the loan instead of just on the house? I pulled a home equity line and could only get it for the tax value of the house, not the combined value?<br />
I know that you can't have insurance on the land, but they wouldn't give me any $$ for the combined value, and would only give me a loan for the house value.
our tax value is reassessed every 6 years. I pay the taxes myself instead of it being rolled into the loan, same thing with the insurance. I just want to know if you can only get a loan for the insurance value or it the land counts as collateral too.

	I am looking into getting a home equity loan or refinancing my mortgage to get funds for the down payment of my first Multifamily investment property .  Which is the better option? Also is it better to put down 20% to avoid PMI?  Lastly my wife and I are really soul searching because we don't want to use up all our equity in our home due to the fact we may sell in a year or two and will need to maximize our equity in our home for a down payment.   I know I have lots of questions but I want to make the right choices.  Our house is valued at 250000 and we owe 163000.  Thanks, Scott

	I am trying to refi but have not been able to becuase my home does not have enough equity.<br />

I have 2 loans. 80/20. The 20% loan is a 30 yr fixed, the 80% loan is/was a 2yr fixed. <br />

	Back in October we pulled a homeequity line of credit on my doublewide. We had allowed the insurance to lapse since the house was paid off so we had to get new insurance. We could only get insurance on the houses tax value of 53,000.00, despite the appraisal value being 167,000.00. The morgage company would only allow us to get a morgage for 55,000, instead of the 65,000 we were looking for because of the insurance policy. Why can we not get a loan for more then the house because the land itself is worth 30-40,000? I asked the insurance agent and she said that they couldn't insure the land. <br />
Why is it that I can't get a loan on the land too...
the tax value of the land is 37,000. The house was a dump when the tax values were last assessed, and my county has a history of low taxes/low tax values as compared to "actual values"
plus how could I ever sell it if the new buyer couldn't get a loan for the real value... (if the market ever picks up)
but is the land any good as equity for a loan?

	My wife and I purchased our primary residence in Florida in 2005.  At the time, we had a significant down payment.<br />

Now, our family is growing, and we need to add on to the property.  We want to add square footage and value (a couple of bedrooms, a bathroom, and potentially more).  We make significantly more than when we purchased the house, and we can afford a bigger payment (even looking at calculators).  Unfortunately, our equity has reduced, and I've heard Florida is a tricky market for lenders.<br />
<br />
Is there any way to get a remodel loan, or some other type, to do this project?  Hopefully, the assessed value will be more at the end of the project, and we can refinance.  We have excellent credit, and other liquid assets that could be used as collateral.
Note: we would rather not move.  We have a great lot and location, and it would take a long time or sacrifice to move.
